What is the Turkish Title Deed, also Known as Tapu?
It is a legal and official document that determines the ownership rights of a property. The document also contains information about the property and the owner.
The General Directorate of Land Registry and Cadastre (General Directorate of Land Registry and Cadastre - TOM) is responsible for the land registry and archive. Every city in Turkey has a land registry office operated by TKGM. TKGM is an institution of the Ottoman Empire inherited by the newly born Republic of Turkey.
Types of Land Registry in Turkey (Land Registry)
There are various types of real estate in the Turkish land registry according to the nature and ownership. It can be divided into two categories:
1. Blue Deed
This deed is written with the title deed and common property in mind. In Turkey, blue ones are exported for real estate that does not comply with the urban planning plan and is primarily used for agriculture. It can also be defined as follows:
Keep in mind that owners of shared title deeds often have less control over the property. It also restricts the owner's ability to make decisions about the sale, maintenance and upkeep of the property. Homeowners with a co-ownership title are not allowed to take out a mortgage on the property.
2. Red Deed
This is a property title indicating the individual ownership of the units listed in the Turkish land registry.
The term "condominium" or "floor easement" refers to a property title commonly used for commercial or residential properties. There is a check box on the form that indicates which category the purchased property belongs to.
* Floor Easement: It is also sometimes referred to as construction servitude. The title indicates that the development or construction activity of the property is still ongoing. The title of a floor easement reflects the allocation of units that are "under construction" according to the resource approval.
* Condominium: After the development phase is completed, the property is inspected by the local municipal authorities to confirm the completion of construction. They issue a Residence or residence permit, which allows a title to be translated to the next level, full ownership.
* Transfer Property: This title allows you to purchase a fractional or time-share share. When a property is owned for a certain period of time, it is offered.
How Can I Get a Turkish Deed?

This procedure is a regular procedure for buying property in Turkey.
After choosing a property and signing the contract at the agency office, we apply for an appointment at the Land Registry Office and submit all the necessary documents. You can go through this process together with our sales specialist, but you can also issue a Power of Attorney at the Notary Office that will allow us to proceed on your behalf.
Both the seller and the buyer (or the person designated by you in the Power of Attorney document) must be present during the transfer of the title deed. A sworn translator is always available at the Land Registry Office.
What are the Documents Required for the Title Deed Transfer Process?

The following documents must be provided for the transfer of the title deed:
* Buyers Tax Number (Tax Number)
* Passport copy and translation
* Valuation report
* Seller's identity card or Passport
* Fair value certificate
All these necessary documents are prepared by our sales specialist and forwarded to the Land Registry Directorate and a LAND REGISTRY deed (LAND REGISTRY) is issued. You can also prepare them yourself and attend your appointment at the Land Registry office.
What are the Steps to Get a Title Deed?
The procedure for obtaining a title deed or a Turkish title deed is as follows:
Step 1: Determine who will pay the title deed fee.
Step 2: Send an application to the municipality and pay the property tax.
Step 3: Make an appointment after applying to the General Directorate of Land Registry.
Step 4: Pay the fee
Step 5: Buyers and sellers must come to the Land Registry at the agreed time.
The Cost of Obtaining a Turkish Title Deed
There are some expenses related to the transfer of title deeds in the purchase and sale of real estate in Turkey.
* The Turkish land registry transfer fee, usually known as stamp duty, is 4% of the purchase price.
* When the transfer or exchange of title deeds is carried out during the sale or purchase, this duty tax must be paid. In most cases, the seller specifies the sale price and the buyer pays the commission.
How Long Does It Take to Get a Title Deed in Turkey?
The land registry transfer is completed within 3-5 days; payments to the Land Registry Office must be made by the buyer on the last day of the transaction.
