A Property Valuation Report (Expertise) is a mandatory document required for foreign buyers in Türkiye to ensure transparency, accuracy and protection during the real estate purchase process. This report shows the official market value, technical details, legal status and risk assessment of the property.
Since 15 February 2019, according to the regulation of the Land Registry and Cadastre Directorate, obtaining a valuation report has become compulsory for all foreign real estate purchases. This requirement will soon apply to all real estate transactions in Türkiye.
The report must be prepared by two SPK (Capital Markets Board) licensed valuation experts. They inspect the property on-site, check municipal and land registry documents, analyse market comparisons and prepare a detailed valuation file.
