How the title deed fee is split between buyer and seller depends on the contract. Valuation, translation, notary, residence permit and application fees are calculated separately, based on the number of people.

A few daysThe transfer is completed at the Land Registry and the 3-year annotation is added. The Ministry then issues the certificate of conformity.
2–4 weeksShort-term residence permits are issued for your family and the file is submitted to the General Directorate of Population and Citizenship. A security check follows.
3–5 monthsAfter approval, you receive your Turkish ID cards and apply for your passports.

No. There is no residency requirement for citizenship by investment. A short-term residence permit is issued during the application, but you don't have to live in Türkiye.
